Waikii Ranch:
Equestrian Living in Upcountry Kamuela

Carol Porter thumbnail By Carol Porter, Realtor® · October 7, 2026

Waikii Ranch offers a different version of life with a Kamuela address: acreage, horses, and an upcountry setting beyond Waimea town. On Mauna Kea’s western slopes, the gated community has residential lots of 10, 20, and 40 acres. The homeowners association places its elevation at approximately 3,500–5,000 feet and its distance from town at about 13 miles. [1]

For buyers considering a country lifestyle on Hawaiʻi Island, the practical questions extend beyond the home itself. How much land do you want to maintain? Will you keep horses? How comfortably will the drive fit your everyday routine?

Horses, pasture, and community amenities

The HOA lists approximately 12 miles of shared corridors for horseback riding and walking, a polo field, and a roping and barrel-racing arena. Other amenities include a recreation building with exercise equipment, racquetball courts and saunas, and a community building with a kitchen and fireplace. [2]

These facilities make Waikii worth considering for buyers who want equestrian activities close to home. Before purchasing, confirm how facilities are used, whether reservations or additional charges apply, and what arrangements are available for your horses. Acreage alone does not answer questions about boarding, shelter, feed storage, fencing, or veterinary access.

Polo at Waikii Ranch

The Waikiʻi Polo Club traces its founding to 1984. Its website describes the revival of polo at the ranch and the tradition of gathering beside the field for Sunday matches. For visitors, a match offers a way to experience the equestrian setting without being a rider yourself. Check directly with the club for the current season, admission, gate access, and any weather-related changes before planning a visit. [3]

Polo in Hawaiʻi: A Paniolo Tradition

More than a century in the islands.

Hawaiʻi Public Radio identifies an 1880 match at Pālama, between British naval officers and local residents, as the first documented polo match in Hawaiʻi. Accounts differ about who first introduced the game: British naval officers and an Australian visitor from India both appear in its early history. [4]

A connection through horsemanship.

Polo became intertwined with Hawaiʻi’s paniolo tradition. The riding skills developed in ranch work provided a local foundation for a sport that combined horsemanship with teamwork and ball handling. The Hawaii Polo Club describes this connection as central to the sport’s history in the islands. [5]

From pastures to stadium crowds.

Polo was also played at Honolulu Stadium in Mōʻiliʻili, remembered as the “Termite Palace,” from the 1950s through the 1970s. Its Hawaiʻi history includes urban spectators as well as gatherings beside rural fields. [4]

HOA, water, and building considerations

The association describes a private water supply from two commonly owned deep wells and underground utilities. Its covenants restrict permanent structures to designated building areas, with the balance of each lot devoted to pasture and trees. [1]

Buyers should obtain current HOA dues, water charges, governing documents, financial statements, and information about planned work or assessments. If you intend to add a barn, guest house, arena, or other improvement, review the lot’s building envelope, easements, association approval requirements, and applicable county requirements before treating that plan as feasible.

For an existing home, investigate its wastewater system, utility service, maintenance history, and insurance options. If working from home is important, verify internet service at the specific property rather than relying on a general description of community availability. Remember that StarLink works very well at nearly every location on this island.

Location and daily life

A Kamuela mailing address does not mean a home is close to Waimea’s shops, schools, or medical services. When evaluating Waikii Ranch, drive the route you would actually use for groceries, appointments, school, or work. Include the return trip after dark. Buyers expecting frequent beach visits should also test that journey rather than judging convenience from a map.

Waikii’s location suits some routines better than others. I’ve known residents who make the drive to Hapuna Beach part of their everyday rhythm, so the commute is very doable for the right buyer, but test it yourself before you commit.

Visit the property at different times of day and pay attention to wind, temperature, and outdoor comfort. Ask how the home is heated and how its orientation affects the spaces you would use most. For acreage, evaluate pasture condition, fencing, water distribution, and the cost of ongoing care alongside the house inspection.

Is Waikii Ranch a good fit?

Waikii Ranch deserves a closer look if horses, acreage, and an upcountry lifestyle are central to your plans. The decision should account for the responsibilities that come with land as well as the appeal of the setting. A useful comparison is not simply purchase price: compare the travel, maintenance, association costs, and equestrian arrangements that each property would require.

If you are considering Waikii Ranch, I can help you compare specific properties and identify the documents and questions that need attention before you commit.
