Market statistics

Hawaiʻi Island market statistics.

Every figure below is labeled with its source and the date it covers, and nothing is published here that has not been verified against those sources. The most recent published figures at this refresh are for September 2026 (data as of 9/30/2026, published 10/8/2026), drawn from Hawaiʻi Information Service (HIS) MLS data. Carol also files her own MLS market summaries each month, and the current documents are linked further down the page.

Because the Kohala Coast resort communities share ZIP codes with modest neighborhoods, their figures are not broken out at the ZIP level here. The South Kohala district, which includes the Kohala Coast, and North Kona, covering Kona and West Hawaiʻi, are the most reliable district-level lenses for those areas.

Market pace

Months of supply, September 2026.

Months of supply (the number of months it would take to sell the current inventory at the recent sales pace) is the clearest single gauge of whether a market favors buyers or sellers. Below five months generally favors sellers; above six leans toward buyers. These figures are computed from the island-wide September 2026 snapshot above: active listings divided by the month's sold listings.

Metric September 2026 Context
Single-family months of supply 7.9 1,066 active listings vs. 135 sold in September
Condominium months of supply 11.0 353 active listings vs. 32 sold in September
Land months of supply 19.5 1,324 active listings vs. 68 sold in September

Computed from the island-wide snapshot above: active listings divided by September 2026 sold listings, drawn from Hawaiʻi Information Service (HIS) MLS data · data as of 9/30/2026, published 10/8/2026. Deemed reliable but not guaranteed.

Focus areas

Kona, the Kohala Coast, and beyond.

District-level published figures for the island’s west side and north coast are limited and often report only one property type or month. The table shows every district figure verified for this refresh, each with its own as-of date and source rather than a forced single month. Where a district has no published figure, it is noted honestly.

Area Figure As of Source
North Kona (Kona / West Hawaiʻi) 32 condominium closed sales, +23% year over year June 2026 Hawaiʻi Luxury Resort Properties

Waimea / North Kohala / Hāmākua Coast: no district-level medians or sales counts were separately published in the reports consulted for this refresh, so none are shown. Where the numbers come from

How to read these figures.

These figures come from published brokerage market reports that draw on Hawaiʻi Information Service (HIS) MLS data, including the Island Properties (Coldwell Banker) / Hawaiʻi Life monthly market report, the Hawaiʻi Luxury Resort Properties market update, and KE Team Hawaiʻi. Because different reports use different data cuts and time frames, single figures can vary slightly from one publisher to the next; where that happens, the source and as-of date next to each stat make the difference visible.

This page refreshes monthly, around the 8th, when the prior month’s data settles. As an additional source for Hawaiʻi Island and statewide market data, you can also reference the TG Hawaiʻi Market Reports, which publish monthly residential sales reports from MLS data.

Carol files her own MLS market-data documents each month. The most recent filing is the August 2026 cycle:

Principal and interest only. Property taxes, homeowners insurance, association fees, mortgage insurance, and other ownership costs are excluded. Rates and terms depend on the borrower, property, loan amount, and loan program. These estimates are for information only and are not a loan offer or commitment.

Quoted APR reflects the provider’s original loan and fee assumptions. Changing the purchase price updates the payment estimate; it does not recalculate the quoted APR or establish eligibility for that rate.
