People, property, places, and paradise.
I’m Carol Porter, a REALTOR® with Better Homes and Gardens Real Estate Island Lifestyle. This site is for thoughtful buyers, sellers, and investors who want straight answers about Hawaiʻi Island real estate, without sales pressure. Living in Hawaiʻi is a privilege, but buying, selling, or investing here requires understanding the things that don't always appear in a listing.
I’ve lived on the Kohala Coast for 25 years and work with clients throughout Hawaiʻi Island. I do the research before I tell you what I think. Start with the area guides, read the recent market updates, and reach out when you want to talk through a property or a decision.

The difference
Kohala Coast is my depth; I also work island-wide.
Lava zones, water, climate, zoning, HOA rules, insurance, maintenance, and permits each materially affect a decision, and none of them shows up clearly in a listing. So do property-specific issues that only a careful look will turn up. My role is to identify what needs to be investigated, investigate it carefully, and explain the findings, so you have information and perspective, not pressure. That work is backed by years of investing in the island, a data-driven background, and a REALTOR®’s duty of care.
My mission: to help people make thoughtful, well-informed decisions about Hawaiʻi real estate by combining deep local knowledge, careful analysis, and genuine attention to what matters to each client.
Working with buyers, sellers, and investors
Here’s the short version of how I work — see the full process here.
Understand the property, the location, and the larger context.
Identify the questions that matter and find out what can be established.
Use the information to make a decision that fits your circumstances.
Where I work
The Kohala Coast — with its resort communities and most distinctive residential neighborhoods — is my home base and where my expertise runs deepest. I also work island-wide, helping clients understand the differences among districts, communities, climates, and property types elsewhere on the island.

One island, ten climates. Hawaiʻi Island is home to 10 of the world’s 14 climate zones, as classified under the Köppen climate classification system. That is exactly why district knowledge matters, and why a one-size answer is wrong for almost everyone.
Why clients call me
The Big Island is full of good agents. What I add is a particular combination: deep local roots, a strategic background, and an investor’s way of looking at a deal.

At roughly 2,500 feet above sea level, Waimea is cool, green and pastoral: rolling grasslands, cattle, horses and old ranch roads between the Kohala Mountains and Mauna Kea, at the heart of the island’s paniolo country.
